Grundy County Industrial Park Offers Rural Setting Along U.S. Highway 20

The Grundy County Industrial Park is perfectly situated to attract regional distribution and warehousing facilities. With the adjacent four-lane U.S. Highway 20 and two-lane Iowa Highway 14, the park has easy access to all Midwest markets.

Features of the Site

The rural setting provides easy truck access, as well as reduced traffic congestion for deliveries. But the park is just minutes west of the Waterloo/Cedar Falls metro area, so it can still reap the benefits of the population center. A skilled workforce and all of the business support services found in the larger cities are only minutes away.

Developed in 2001, the Grundy County Industrial Park sits on Highway 20, a vital four-lane expressway that spans Iowa. It was built to take advantage of the highway’s expansion from two to four lanes into a major transportation route.

History of the Site

The park was developed through a partnership of Grundy County Rural Electric Cooperative, Corn Belt Power Cooperative and the Grundy County Board of Supervisors. Central Iowa Rural Water and Grundy County came on to provide water service and streets to serve the lots. At the time, a nearby truck stop was in development. Tax increment financing allowed for sewer service for the truck stop to be extended to the industrial park.

With the infrastructure in place and eager to attract businesses, the partnership constructed a 20,000 square-foot industrial building. A couple years later, the Grundy County Industrial Park had its first tenant: Hawkeye Community College. Located just 40 minutes east of nearby Waterloo, Hawkeye Community College opened a satellite facility in the industrial park. Named the Western Outreach Center, the extension serves as a local training facility for area employers and nearby high schools.
